Pressed concrete cylinder piles

Cylinders are pressed to refusal under the grade beam, with the house's own weight as the backstop. That is the market default on a Wichita Falls slab, and it is where our estimator starts unless the readings say otherwise. Pressed concrete cylinder piles run $300 to $700 a pile.

Steel push piers

Pipe sections are driven through a footing bracket down to rock or firm bearing, then load tested. We quote steel push piers at $500 to $1,500 a pier, and depth to refusal and pipe wall are what move that band.

Helical piers

A lead with spiral plates turns into the clay to a set depth and torque. That is what we reach for where a pressed pile can't get down to refusal, and helical piers run $900 to $1,800 a pier.

Interior piers and under-slab tunneling

Every slab quote turns on access, so we work out early whether the floor gets broken open inside or we tunnel in from outside. The interior surcharge is $125 to $175 per pier, and tunneling runs $165 to $500 a linear foot. Here is how interior piers and tunneling compare.

Slab leveling and foam injection

A sunken drive, walk or patio lifts with mudjacking slurry or foam, at $800 to $3,000 per section. A slab that is still moving needs piles, because foam fills the void and does not carry the load. We will say which one you are looking at. Slab leveling and foam injection covers both.

Foundation crack repair

Epoxy goes into a dry structural crack and polyurethane into one that leaks, at $300 to $800 a crack. If it's still opening, the movement is the job and we would rather fix that first. Foundation crack repair sets out both.

Signs of slab movement Wichita Falls homeowners call about

  • stair-step cracks up the brick veneer's mortar joints
  • a front door that won't latch, gap at the top corner
  • windows that bind, gaps above the door frames
  • cracked sheetrock at door and window corners
  • a baseboard gap where it separates from the floor
  • cracked tile, a chimney pulling from the wall

One sign is worth a look and three are worth measuring. A photo won't show how deep a crack runs or whether a leak is feeding it, which is why we take the readings at the house.

Floors that bounce underfoot are a different animal, and they point at houses on piers.

How a slab job runs, from elevation survey to backfill

  1. The free on-site inspection comes first, with elevation readings room by room.
  2. Where our readings point at a leak, a static or hydrostatic plumbing test comes next. The plumber bills that separately.
  3. We flag the utility locates, turn the irrigation off for 24 to 48 hours, lay plywood and tarp the spoil.
  4. Our crew hand digs the pits at the marked spacings, 2 ft square, 3 to 5 ft deep, under the grade beam.
  5. Piles go in to refusal, the house comes up in sections while one of us reads elevations inside, and the shims are driven home.
  6. Voids filled, holes backfilled, flatwork patched, and we haul the spoil off.

Expect noise during the lift, with cracks closing and hairline ones opening. A finished job comes back closer to level. Nobody gets one of these slabs perfectly flat, and how close it lands is field judgement we make on the day.

Why slabs move on the clay under Wichita Falls

In USDA soil survey data for Wichita County, Kamay is the soil most often mapped under the developed city, with Winters, Bluegrove and Deandale behind it. Its profile runs 42.5 percent clay, a plasticity index of 29, a linear extensibility of 7.5 percent, from 8 inches down to roughly 90. NRCS calls that high shrink-swell, and Waurika reaches very high at 9.8 percent.

Every soil except Bluegrove hits the high band somewhere in its profile. Rainfall in NOAA's 1991-2020 climate normals peaks at 3.81 inches in May, falling to 2.02 in July, and Kamay drains slowly, so the rain runs off the surface and little of it soaks in. So every pile we set here goes into ground that changes size with the weather.

How much does slab foundation repair cost in Wichita Falls?

A whole job on a typical single-story house, the sides that moved, runs $3,500 to $8,500. One pressed concrete cylinder pile is $300 to $700 installed, and the two stay separate rows.

The count comes from the elevation survey. After that it is pile type, depth to stable clay, interior piles or tunneling, flatwork at $75 to $125 a hole, access, and whether a plumbing test or drainage joins in. Call (940) 202-0406 and we'll turn the band into one written number for your house.

Burkburnett is 15.4 miles up I-44, Iowa Park 11 to 13 on US 287, Holliday 14.8 on US 277/82. We work the same way in all of them. What changes past the county line is the soil, and the towns we cover each get their own page for that reason.

What happens when you call

The inspection

A free on-site inspection comes first. We come to the property, look at the work in person, measure, and check the things that change the price before quoting anything.

A written, itemized quote

Every line item goes on paper before any work starts: prep, materials, labor, cleanup and the scheduling window. No verbal numbers.

Warranty terms in the contract

Workmanship and material warranty terms come in writing and go in your contract so you can read them before you sign.

Scheduling you can plan around

You get a start window and a working-day estimate up front, and the crew tells you before anything changes.

Who this is not for

Wichita Falls Foundation Works handles foundation repair and the related work listed on this site. It does not take on unrelated trades; if your job is outside that scope, a specialist in that trade is the right call.

Slab questions from Wichita Falls homeowners

Can a cracked slab be repaired, or does the whole foundation have to come out?

Slabs get repaired here, and a full replacement is unheard of. Piles go under the grade beam, and the low side comes back toward where it started. What you are buying is support under the slab you already have.

Which kind of pile does a Wichita Falls slab usually need?

Pressed concrete cylinders are what most houses here get, because they cost least and go in from outside. Steel drives deeper where refusal sits further down, and helicals suit light structures. Our estimator picks from the readings, and here is how a pressed pile goes in.

How many piles will my house need, and who decides the number?

The elevation survey and the sides that moved set the count, and our estimator marks every pile on the floor diagram. A typical single-story slab here takes 8 to 15 piles, roughly one every 6 to 8 feet, and a full perimeter runs 20 to 25.

What is daily life in the house like on the days the crew is working?

Work usually stays outside at the perimeter, and your water and power stay on. The driveway holds the spoil pile, so cars move to the street, and one of our crew stays inside during the lift to read elevations and tell us when the floor is where it should be.

Our neighborhood has an HOA, so does that change how the job runs?

From the street, an HOA sees the job site more than the work itself, which means the spoil pile, the trailer, plywood on the turf and replanted beds. Flag your HOA's rules for our estimator at the visit.

What pushes one slab job to the top of the price range and another to the bottom?

How many sides moved and how many piles that takes, then pile type, depth to stable soil, whether the piles go in from inside or through a tunnel, access, and whether drainage or a plumbing test joins in. Those are the lines we go through with you at the visit.

The easy mistake is comparing two totals that describe two different jobs. Get the readings and the pile count on paper, both of them, and the comparison makes itself.
